Position Overview
Lima Charlie Inc. seeks a highly skilled Senior Maintenance Representative to oversee the maintenance and repair operations for our 550-unit emergency housing portfolio supporting FEMA disaster relief efforts in Maui. This role requires technical expertise, leadership capabilities, and the ability to work in a fast-paced disaster recovery environment while maintaining high standards of habitability and safety for displaced residents.
Key Responsibilities
Property Maintenance & Operations
- Oversee preventive and corrective maintenance programs across all 550 properties, including plumbing, electrical, HVAC, structural, and general repairs
- Conduct regular property inspections to identify maintenance needs and safety hazards
- Coordinate emergency repairs and after-hours maintenance calls
- Maintain detailed maintenance logs and work order tracking systems
- Ensure all properties meet FEMA habitability standards and local building codes
Team Leadership & Coordination
- Supervise and mentor maintenance staff and contracted service providers
- Develop maintenance schedules and assign work orders to appropriate personnel
- Coordinate with local vendors and contractors for specialized repairs
- Participate in the recruitment and training of additional maintenance personnel
- Establish quality control processes and performance standards
Compliance & Documentation
- Ensure compliance with FEMA guidelines, local regulations, and company policies
- Maintain accurate records of all maintenance activities, expenses, and inventory
- Prepare regular reports on property conditions and maintenance metrics
- Coordinate with FEMA inspectors and local authorities as required
- Manage maintenance budget and approve expenditures within authorized limits
Resident Relations
- Respond professionally to maintenance requests from displaced residents
- Communicate maintenance schedules and any temporary disruptions
- Ensure minimal disruption to residents during repair activities
Required Qualifications
Experience & Skills
- 3 - 5 years of property maintenance experience, preferably in multi-unit residential properties
- 3+ years in supervisory or leadership roles
- Strong knowledge of plumbing, electrical, HVAC, and general construction
- Experience with emergency housing or disaster relief operations preferred
- Proficiency in maintenance management software and mobile work order systems
Certifications & Licenses
- Hawaii General Contractor License or ability to obtain within 90 days
- EPA Universal Refrigerant Handling Certification
- OSHA 30-Hour Construction Safety certification preferred
- CPR/First Aid certification preferred
Personal Attributes
- Strong problem-solving and decision-making abilities
- Excellent communication and interpersonal skills
- Ability to work flexible hours, including weekends and emergency calls
- Valid driver’s license and reliable transportation
- Physical ability to perform maintenance tasks and property inspections
Preferred Qualifications:
-Based in or near Lahaina (highly desirable).
-Access to a reliable truck for transportation of tools and materials
